Sent to Central Bedfordshire Council less than a minute later. Council ref: 425835.

Ongoing insurance claim for subsidence to front extension. Extensive damage to building, cracking of concrete floor and walls. Drains from property broken and filled with tree roots. Two sections of drains replaced but survey shows roots coming from drain in street so this must be broken too. This has caused concrete driveway to collapse. Urgent action required, tree needs to be removed. This is the third case of property subsidence in Pembroke Road due to trees. Two trees have been removed already. Please inspect asap.

  • Hi - if there is an ongoing subsidence claim, CBC Highways must await the findings of the reports. We are not qualified structural engineers so are not able to inspect and commit to removing a tree which is suspected to be the cause of damage, as we could cause further damage/heave from doing so. We rely on the Arboricultural report provided during the investigations from the property owners building insurers. The below is taken from our Tree Policy and outlines everything we require to act on cases of subsidence:

    Tree related subsidence occurs when a tree or trees removes water from a shrinkable clay soil; causing the soil to contract and can result in structural damage to properties. The Highways Department does not accept, as a matter of course, that tree related subsidence is the cause of structural damage to property. Evidence is required to support any claim.
    All claims of subsidence relating to highway-maintained trees are administered by the Councils Insurance Team. Cases of subsidence are often complex and require a broad range of information to be considered adequately as such. The Council requires the following information to investigate a claim of subsidence * :
    ? Description of type of damage
    ? Indication of seasonal movement
    ? Levels and distortion survey
    ? Visual evidence of damage
    ? Depth of foundations demonstrated from excavated trial holes
    ? Analysis of soil type under foundation
    ? Presence and identification of tree roots

  • We can't take action until we have all the data in from the investigations, and the subsequent recommendations. Once this is made available to us we can begin to process the claim with our Insurance team.
